Ineligible Improvements for the 203k Streamline Loan:

We have covered some of the eligible improvements that can be made with the 203k Streamline Mortgage.

Following are some improvements that are NOT approved for this type of loan:

  • Any repair or improvement that requires a work schedule longer than six months
  • Rehabilitation activities that require more than two payment per specialized contractor
  • Major rehabilitation or major remodeling, such as the relocation of a load-bearing wall
  • New construction (including room additions)
  • Repair of structural damage
  • Repairs requiring detailed drawings or architectural exhibits
  • Landscaping or similar site amenity improvements


This still leaves many eligible options for improvements that we have covered in previous articles and will also break down for you in future articles.  Many people overlook the 203k Streamline Mortgage as an option for financing when it would be a perfect fit for their needs.
